Hi Tommy, I can't speak for the big guys with the books, videos, etc. but as for me, I am mentoring two newbies currently... The reason, they are awesome guys that have shown interest, a willingness to help me out while I help them out and in the future it's a possibility that partnerships could come from the relationships. And, I love to help others succeed as well. It's a great feeling to see someone else begin to excel after you've taught them what you know and they put it into action. There's always plenty of deals available for anyone wanting to get started and I don't mind helping a few honest, hardworking guys get started in the business... That's the quick answer to why I sacrifice time and energy to mentor others just getting started.

Hey Franky, for me, it usually depends on the rental market rates. I usually raise rental rates at lease renewal if I decide to raise the rent. Unless I'm severely under market rent I'll let them stay for a couple of years at the initial rate and then if rental rates have increased in the market I will let them know at least 30-60 days before lease renewal that the rate is increasing and I inform them of what it will be if they choose to stay. I've never had a tenant leave when I've raised rates because once they start looking around at other available properties they realize they can't get a better property for the same money... That's my method. Hope that helps.

Spencer, not sure about Arizona law, but I'll let you know how it works here in MS and I would think it would be there same there as well. I recently purchased a property that was part of an estate where 4 siblings owned it. I communicated with the executor but had to have all 4 signatures. One contract with all owners is sufficient and I think the only way to do it. You can't have multiple contracts on the same property therefore, write one contract between you and the four owners and have all four sign agreeing to the terms of the contract. And if they are not all local you need to require them to have their signatures notarized so that you know for sure they are the ones that signed it...

Hi Matt, we use Buildium. I've never used Vertical Rent. I chose Buildium in the beginning because it was cost effective, seemed fairly user friendly and I saw lots of positive feedback from others that used it. Our experience has been mostly good. It's frustrating at times because it's not as detailed in some areas that I'd like but overall it's been worth the money. There is a small learning curve depending on what your past experience has been with rental management systems. It's worth the money invested though in my opinion. And there's not contract so you can try it for a while and cancel is necessary...
