Yes, same issue. We asked the attorney who helped us with the real estate purchase and with setting up the LLC, and they agreed to be the "contact agent."

I have no idea about their political associations, but I use Wisconsin Mutual for several of my rentals in the Madison area.  I had a large claim about a year ago (upstairs waterline broke flooding unit below) and they were awesome to work with.

I used to use WI CCAP exclusively for background checks (important: this is past tense).  Too many duplicate names, missing birth dates, etc. for it to be relied upon as a sole source.

@Chad Nagel  Perhaps I misunderstood the question.  No, I'm not required to have a license through Dept of Safety and Professional Services, but a license is required through the Department of Financial Institutions.

I have an LLC that owns and rents residential property in Wisconsin, and that LLC is required to be registered with the state and maintain a license.

Getting a pre-approval letter is not a universal requirement in Iowa, but many agents/brokers require a pre-approval letter before they'll take an offer to the seller. The bank where I have a couple properties financed will provide a pre-approval letter when needed. It just states that they've qualified me as a borrower and that any actual financing depends upon the value of the property, my downpayment, etc. The valuation of the property will be based more on income production if it is 5 or more units and valued more like a SFR if it is 4 units or less.

Are you planning on using a bank in Iowa?

Good morning!  After listening to several BiggerPockets webinars, I took Brandon's advice and posted "looking for fixer-uppers" on Craigslist.  Yesterday I received my first response!  Now I'm not exactly sure how to seal the deal.  This is my first deal without the help of a real estate agent, so I'd love any advice on how to convince the seller to sell to me, how to write up the offer, do you use attorneys or boiler plate forms, and pitfalls I should be watching for?  This deal is in Wisconsin.  Thanks for any advice!
