Your broker is right about the C class rating. That neighborhood and its surrounding areas are a good area for rental properties. It can be block to block in terms of the crime mapping though. One thing to keep in mind is that our school system is having a massive amount of turnover at the administrator level and it's a magnet school program so children don't always go to the closest schools.

Jeremy Jackson I buy the same churchill area cash for under 25 then rehab up to maximize rent and acquire higher than average tenants there. I'm an agent and I do assist out of town clients to find flips and brrr properties. Ask Noel Felix III if you want to know how hard I hustle. :)

I did it online in 2 weeks. The ple hours however will take a while on site. Most brokers will have you take the classes during the day (there's not really another option) so it's expected that you'll be full time day 1.

Do some bank shopping, citizens union bank has investor rates very close to market rates. Also try river city bank.
