Daniel I love Rockford and have quite a portfolio in various parts of Rockford and the surrounding towns. The haters are going to hate and yet have no hands on experience investing in our great city. I have about 30 SFR along with currently building some new duplex's across from Rock Cut State park / new Woodward Governor site. We have a waiting list of tenants wanting to rent our units. All in perspective. Like all communities we have our share of issues but overall ( been here since I was 5 ) investing in Rockford has been very rewarding for myself and my family. Cash flows are very strong - vacancy rate is 1.26% - less than 1.4 % the 3rd year consecutive year - all C props some B's. I could continue but its your money your choice. Best wishes moving forward.

Bayo, I"ve never heard of the above "mentors" so cant help you there. Personally, I would contact a local CCIM which is a licensed Real estate who has not only advanced real estate education, but as part of this education has to actually invest in projects . Find one that has invested in similar strategies . Use your search engine for Houston, TX CCIM. A no brainer in that they have an interest in helping you as they will only get paid when you purchase something thru them.

Ron, hate to state the obvious IMHO, but rather than ask on a message board go next door to your Broker and if not find out who has the most experience in your office investing in similar projects you have interests in so you can glean from Them one/on one. To me thats a no brainer. They can help you with lender info / neighborhoods / types of props /management / rehab contacts. To be honest the list is endless. Best wishes moving forward.

Not sure if its been mentioned but if you own property in an LLC technically you are not the owner but merely a member or the managing member. In this day and age it is OK and acceptable to be honest and forthright, while at the same time protecting yourself from those who chose otherwise.

What am I missing? 200K x 10 = $2,000,000
1.6M + 100K = 200K + 1.9M
This gives you a 100k profit which is absurd - other ? is if its such a good deal why does the seller not do it themselves?
Your ROI gives you a paltry 5% which does not even cover your interest expenses . Do not Run SPRINT from this deal. I only do Development deals if I can make a minimum of a 50% ROI

Best book other than the Bible you can ever read iMHO is "The Richest man in Babylon" talks about fundamental financial principals that can be applied to all things real estate. Get the green one larger print easier to write /highlite in margins.

Title of your post very misleading - landlord IS NOT evicting anyone / just not renewing her lease. BIG DIFFERENCE!
