Its not that i hate pensacola at all Ive just always thought of moving somewhere one day an curious what southern investors think. But i definitely agree local is the only way to go for a beginner.

@Joe Villeneuve I wish that was even an option but being a Florida boy I think I might die before winter even set in. I don't mind some cold weather, but mountains of snow would just kill me. Whatever floats your boat!

@William Allen " Pensacola isn't scenic enough?" I laughed out loud when I read that, I guess most people would die to live here but sadly I'm not a beach lover. I worked for summer apprenticing to work as a diesel mechanic on yachts and that was a blast, but besides that the beach is not my thing. I love mountains, hunting, and a season, that I'm told, is called "fall."
I agree that having a presence is important starting out. We plan to move within the next two years or so but are open to anything. Would you recommend starting out here in Pcola and then using a Property Management Company after moving?
What company do you use and how satisfied are you with them?

@Jesse Waters I enjoy all those places for their scenery but yes I'm talking more on the investment level; I wish Hawaii was a hotbed for investment!
My investment goals are posted on my profile page, in summary I'm planning to pursue multifamily buy and hold investment properties.

Hello BP,
The question is simple, if you could invest in any part of the south-eastern United States, where would you invest and why?
I am young, newly married, and live in Pensacola Fl. We plan to move somewhere a little more scenic in the South and just curious what areas have promising investor potential?
Even if your top choice isn't in the South please post!

Is it rude to ask a broker how much an apartment for sale currently rents for? I am using comps in the area but just wondering is it taboo to just ask them directly how much the units are going for right now?

@Paul S. I am not sure of the exact details and if being a investment property disqualifies the loan, I was talking with a associate there that I have known for years who is very friendly and helpful with information. Credit unions have their own funds not Freddy's so they can be somewhat flexible and make their own policies like the deals above.
@Mehran K. First off I LOVED your podcast and hearing about your adventurous investments! It very well may be a owner only or fha type deal but as stated I wasnt talking with their loan officer just with a friendly manager.
It did state 15,20 & 30-Year Fixed Mortgages, but under a separate heading. Looking forward to meeting with their loan officer soon for more details. In any case my intentions are to get a FHA with 231k tie on a duplex anyway so even if its FHA only that's fine with me! But no owner occupy would be great depending on the situation. Ille update this post after meeting him sometime this week.
