Wow @Alex Applebee! This is super impressive! Kudos to you! I am not sure if you answered these questions I am about to ask because there were sooo many pages of replies due to your posts popularity, that I may have missed but here goes!
How did you decide on the actual finishes on the project? Things like your actual plan in what walls to hit down etc to make the kitchen larger etc and the trims and finishes in kitchen, bathroom etc? Did you know exactly wanted you wanted or did you help professional/advice?
Also the private lender you mentioned, that seems to be a great interest rate, was it family/friend or an actual hard money lender?
I would love to be able to use your project as first time guidance! Again, Exceptional Job!

I am not sure why I just saw this..so sorry. Congrats, I see you have been doing a lot of researching! First order of business..If you haven't been to a BREIA meeting you should ensure that you get to the meeting this Wednesday 8/5. I will be there and would love to meet you! We can exchange ideas and maybe arrange to have tea/coffee in the future.
BREIA is going to be your best place to start. They are the largest chartered member of the National REIA in South Florida! I wish I had taken that advice a year or so ago and a few thousands richer :) All the very best!

Hi Everyone,
I am new to Investing and have a question. As many answers as I get from other Investors that wholesale, rehab, flip or buy and hold I would be really grateful. I am in Broward county, South Florida so if you are interested in these parts let me know also :)
When I am looking for properties, what is going to be a good deal for me to pursue? Is it a home with a lot of equity (but would they want to sell?), or a home under water? If its a home under water how would that work? Would I wholesale to an investor interested in seller financing only?
I am trying to understand the mind of the Investor/buyer so that I can do an excellent job (and someday eventually become one)!
On another note should I be looking at SFH only or would Investors be potentially interested in 1 or 2 bedroom condos in the South Flo area?
Your Feedback would be greatly appreciated!
