I really like how you made it an equation. Is there a way to go about finding out how many leads I need to get 1 deal prior to shelling out cash for an ad campaign? Blogging sounds like an interesting option.

Hi Lena, I don;t quite understand what you mean by "I am motivated and want to take RE classes and work for an agency, not as an agent (I work on my English), but need work in RE office and be part of this world"

This isn't my personal experience but what I have been told as someone about to enter into classes to get my license is that it is a lot of information unrelated to being successful. Things like the history of real estate. Maybe interesting info but not helpful. Many investors get a license so they can cut sales costs and I think that is the main motivation.

What is a negative keyword base and narrow tailoring? I was going to use keywords in 2 different cities near me but would I be better off just using one city? What about using a county instead of a city name?

Any sources you recommend on getting accurate info on google ad words?

I know it is a ton of work but I am 22 and I will get no better return on my effort than this point in my life so I figure I better get movin. I can always be lazy later! 

I am particularly interested in one thing you mentioned. Get someone to cover for me when I am unavailable? How exactly does that work?

I do not have experience with agents but I do have experience with math. You need to find the right agent.

The 80/20 rule is definitely true but I'd like to introduce you to the Pareto principle. Almost ALL the work is done by an extremely small amount people. This same rule applies to agents as it does to a game of monopoly. What happens at the end of every single monopoly game? One person gets everything. In the case of agents; pretty much 10 agents or less will do an extremely high amount of work. 

"If you want something done then give it to the busy man."

Sounds kind of played but staying motivated is #1. The best way to do this and learn at the same time from my experience is to meet local investors. They can tell you about market specific conditions that can help you with marketing.

You have to make business card with the people you are handing them out to in mind. Are you handing them to people that are selling properties to you at a discount? Maybe something about how you help out difficult situations and paying 1000 for referalls if you close a deal on that referral.

Just a little background. As I understand it the FHA loan is government backed to get normal people into homes. These homes are part of a class of property called "residential" as mentioned by other before me. Residential is classified by 4 units or less. Once a property has 5 units it is commerical in most cases and you should operate under that assumption. Think of it this way: would the government, whose objective is trying to get normal americans into home, think that an aprtment complex is an acceptable home? No that's just silly!
