Most of the investing for apps seems to come from VCs. From the little bit I know from reading about start-ups, it is very tough to break into that ring without some help or knowing people in the industry. Are y'all building the app from scratch yourself or outsourcing the project?

To start: Population growth, Average household income, crime rate, job growth, unemployment. 

There are tons of podcasts, books, and articles that go into details but that's a start.

IMO the biggest items are that you bring something to to the table that I don't and that we have similar values and goals. That is the baseline for me, a good structured agreement can hammer out the details of who is responsible for what, after that.

Others that know how to hammer a nail on here may have a better idea, but I would start by building relationships with local contractors. Having a good partnership can go a long way not only for this property but for others in the future. They can give you a ballpark on cost for construction. Also, I would ping your local REI meetings for those that have done similar work. Based on your area, labor cost can be the biggest difference in expenses.

Have you looked into private real estate lenders? They usually want to see a track record for the people they will invest with, but that may be another choice.

Is there any timber left on the property? If so, you could look to have it harvested. If not, maybe a mobile home park?

Alan if your goal is to make it cheaper, maybe offer just good wifi. You could also try something like YouTube TV, Hulu, Sling TV, etc. for "cable" TV. Another option is to get an antenna for local channels. You can have one for each TV which would connect directly to it. Depending on what's drawing people to the area and your AirBNB, do you really need to offer TV? I've visited many places that have a DVD connected to the TV with some DVD options to watch. Those were mainly coastal places or golf destinations. Our focus was not on the TV.

If you're looking to jump into Multifamily with little to no money, you should look at syndicating the deal. There are tons of post on BP, books, podcast, etc. that will teach you the basics. If you're looking to dive head first, I would highly recommend investing in a mentor.
