C neighborhood, lots of rentals in the area. Make sure you do your due diligence and screen the tenants to find one that won't give you a headache! I am currently under contract with one in that area.

I would say this is a C area. As far as a long-term rental, I would say you can get around $1300/mo in rent for a 3/2 in that area. I'm unsure of STR rates. However, the closer to Brookside you get the higher the rate will be since it gets closer to the plaza area. What are the other STR rates in the Blenheim area?

You can find that here in Kansas City! Most homes in that price range and neighborhood are going to be 2/1.

Hey Justin,
Those area's definitely have less competition than areas in the city or close to it. There is actually a portfolio deal of some smaller rentals in Sedalia at the moment.
KC market has low inventory and it's tougher to find deals on market right now.
