I would say rents are more like $1300-1400, after looking at comps on Zillow. I would ask the agent if it was a rental before and what rent rate the seller was getting. You're going to get decent tenants in that price range, just be sure to go through the screening process with them to find one that fits your criteria. Doesn't look like a bad deal, won't be around long in this market! Let me know if I can help!

Hey Amy! 

All agents are independent contractors, that I know of. As far as what brokerage to decide to keep your license at is a tough decision! However, since you're going to be brand new, I would look for one that offers a lot of training to help you get started. I believe the hardest part about real estate is getting started! My advice is to meet as many people as you can! Would love to answer any questions if you want to reach out!

Most, if not all, insurance companies give a discount for bundling. 

To get separate payments on each property. I believe you would have to have separate policies for each property. Which, would make you lose out on the bundling discount. I would stick with your current plan. If you'd like to chat more, let me know!

For most people. The Kansas side, Johnson County, in particular, is considered "nicer" than the Missouri side. However, most OOS investors are looking in Missouri for the deals. Johnson Co still has deals but the price point is higher. 

To answer your question: I'd say KCMO is "more desirable" because the city is on the MO side. When you think of KC you think of downtown, the Chiefs/Royals, the country club plaza, etc. All of that is on the MO side.
