@Jeff Chisum Thank you for the clarification! What are the occupancy rules for using the second home loan? I’ve heard it’s either 14 days or 10% of the days you rent it for.

@Patrick Moore From what I know, the second home mortgage will have a lower rate with lower fees. Downside is you will have to carry PMI and also live in the property for 14 days or 10% of the time it is rented.

@Jeff Chisum From what I heard from a lender, they are going to be getting much more expensive rendering them almost obsolete. Is that true?

Hi everyone,
For those of you who manage your STRs long distance, how do you deal with issues that arise between stays? For example, say a guest rips up one of the cushions on your couch. You would first need to be aware that this happened, and then fix it before the next stay.
Is this something that your cleaner would do for you? From my experience, most cleaners (ones that do your average owner-occupied house and not STRs) would never even mention a torn up cushion, but it would definitely be something necessary to fix before the next guest comes. Do you have to find STR specific cleaners and have them do these kind of tasks? In my mind I am also thinking about other tasks needed to be done in between guests - like if you want to leave a gift or replenish coffee supply/paper towels.
