I am looking for an excel template for underwriting multifamily properties. Does anybody have one they can send to me or know a place to find a good one?

Philly is small and flat so riding into center city from most places will be under 25min. There is a ped only bike trail from Manayunk to CC and a train  but from your description it sounds like you want to be in Philly. 

I mostly ride and rarely take the bus, so being close to the train is a plus for me when folks are visiting. The broad street line runs north philly to the stadiums in the south. The El runs from West philly up through Kensington. Having train access is one of the reasons folks from NY seem to gravitate towards NoLibs/Fishtown/Kensington imo.

Thank you for the reply! 19130 seems to be an area I have been doing a lot of deal analysis on. Just browsing through realtor, zillow, etc the area seems to have nice properties in my price range with decent neighborhoods. 

It is good to know that all neighborhoods close to the center will be C+ or better, and that is a good idea for narrowing down by zip code and setting up a search.

RTP is an important metric for me, but I don't have a hard number I am set on. Obviously the higher the better, but I am willing to sacrifice a little rent and higher purchase price for a property I like better.

Thanks for the reply. I would say Brewerytown is a good distance for me, but the closer the better. Through my research, there doesn't seem to be a lot any closer in my price range. Manayunk seems to be too far away for me, but I will definitely look into it. If the numbers are a lot better there then I would definitely consider it.

Hi Miami investors!

I graduate from school at the end of this year and am looking to house hack right after. I'm in the process of narrowing down my markets, and I am seriously considering Miami. My main reason is because I love living in big cities (I go to school in NYC), and I'm looking to move somewhere a little warmer.

With that being said, living as close to the city center is one of my top priorities. Some other criteria I have are the property has to be under $650k (or around there), C+ neighborhood or better, and I'm looking for small multifamily or a SFR with a mother-in-law (I know this is rare to find in Miami, or at least a legal one, so I'd also be open to normal SFR and renting out the rooms).

Does anybody have some neighborhood suggestions that may fit what I am looking for? I would love to connect with any investors or agents who have dealt with house hacking or know the area well. Thanks!

@Shawn Mcenteer Hey Shawn. Any markets in particular in NJ that you think are good for house hacking? I've been looking around at a few places in Hudson County and the southern part of Bergen County. Jersey City seems to have some potential.
