Such is the problem with the Seattle market for rentals. Covering the mortgage is one thing but cash flowing with positive numbers is quite another. Sounds like your best play is to supplement the mortgage with renters in a good location and hope the rent increase or appreciation will take effect in the following years to make it worthwhile. Might as well live where you want to live since it may be for 2-3 years, and if you want to live there, chances are someone else will too and will be willing to pay the premium.

Did a quick search, Google and Biggerpockets and nobody has reviewed them.  Maybe they are too new to the game.  They look like a one-stop-shop for all of your farming needs, starting at $650/month.  Any experience using them would be greatly appreciated!  

Btw, they are getting a good push from Tom Ferry.

A little bit of house hacking is definitely possible, outright investing in the greater Seattle area is much more difficult.  What is your price range?  We can at least point you to the right neighborhood, and yes, there are lots to choose from!
