REIrail has been nightmare, both in its functionality and in dealing with their customer service. The software itself does not work well, their "deep trace" technology hasn't shown me much of anything on most of the calls that have come in. The biggest problem has been they are forwarding calls to the wrong phone number! I have several VA's who take my inbound calls, and for some reason REIrail will not stop forwarding them to my personal cell phone. It has caused major issues and caused me a lot of money. I have gone back and forth with their support department. First they were unable to comprehend that they were forwarding to the wrong number, and assured me they could make sure calls forwarded to my personal cell. Which is what they were already doing and NOT what I wanted. Now I have been going back and forth with them trying to get a refund on their pricy 500$ licensing fee. I have had REIrail for one month. It has been a disaster. The product doesn't work and their customer service is incompetent. I have called and can't get anyone on the phone, and they have been unable to understand and fix anything via email. WHOLESALERS BEWARE. DO NOT USE REIRail.
@Dan Krupa Thanks! I am currently considering where and what to start brrrring in the KC market. The cost is so low I think I have the capital to jump right in for the right deal. Its very exciting!

Well what size would you recommend going with to get started? My agent is pretty experienced and is interested. He thinks it would be a good deal but he is also in Utah with me. I just didn't know if someone from the market or area had clearer ideas.
I was raised in Sacramento, have lived in Salt Lake city for about 6 years and will soon be moving to Kansas City because my wife wants to move home! I got very interested in real estate by accidentally house hacking. I got tired of my crappy apartment and on a whim ran the numbers on a mortgage for a small town home in Utah. I realized if I rented the rooms to my buddies I could live for 50$ a month so I did it. I also accidentally benefited from the real estate boom in Utah. I lived in that townhome for 5 years, and when my wife and I got married at the start of this year I saw the power equity! I didn't yet understand real estate investing and 1031 exchanged all of my 6 figure earnings into a nice family home instead of a wise investment, but I was hooked either way. I started to look into it and found the bigger pockets podcast about 2 months ago. Ive read several of the books and listened to close to 100 episodes. I am just starting wholesaling here in Utah and looking forward to seeing how that goes, I also am extremely interested in syndicating! I have a very strong network of wealthy people from my previous current line of work (politics, and now tech startups) and would be interested in advice on finding good experienced people to partner with! I am very excited to engage with this community that has already taught me SO much. I am extremely excited to get started wholesaling, brrrring, and syndicating with you all! I am looking to get into syndication with a friend of mine who is a very experienced and successful agent(20plus years in the business) He has done a couple of syndications but it's not his niche. I have never done one. We think we have the ability to raise the money between both of our networks, and are interested in an off market 330+ unit apartment complex in Orlando that has been vacant for 4 years. some serious value add. Rehab estimates at 30k a unit put us at about 10 million cost. We could get this property for about 15 million, so 25 million all in. Does this look like a good deal on the surface? Are there any experienced Florida investors or syndicators that could give their thoughts?
