Whats the goal, cash on cash? Appreciation? If you truly want passively put your money in syndications, if not airbnbs have awesome cash flow

Honestly in the beginning what matters is getting started, analyze a deal a day until you feel comfortable and pull the trigger, first deal doesn't normally end up mattering

Honestly I just put my airbnbs on furnish finders and when a medium term asks about it I weigh that option

It really depends on your situation. If you have a high income w2, then the BRRRR method may not be as good or as necessary because you don't need to recycle the cash but if you need to recycle the cash then the BRRRR method is more attractive. It is a tough market for BRRRR but doable

This was one of the primary reasons I didn't do standard SFH LTR. It would take too long. I focus on STR and I expect to hit 10k a month this year. 10,000 a month is more like 3-4 properties, way more doable.
