If those numbers hit your goals I would do it.  If the electricity is that big of a deal to you walk away.  Either way make it about the numbers, take the emotion out of it.  Why did you want to buy there in the first place?  Has the information changed those facts?  In my experience better to get started.  Wish you the best DM if you have any specific questions, would love to help.

So first of all there isn't a right answer.  Whatever people are willing to lend on that is how you can structure totally up to what you and they are comfortable doing.  I like to maintain equity so I trying to look at is as more of loan with interest, have given a portion of profit before but I try and keep all the equity if I can!

As I am doing more deals as an agent, I find myself gravitating towards the commercial space both as an investor but also as a broker.  My question is can you honestly do both?  If I want to do commercial do I need to jump on the way in or can I continue to do residential deals to maintain income?  Help me see what I am missing, would love thoughts!

Now that we have almost a year of data of Covid, how has that made you feel about STR as a strategy for you as an investor? In my experience STR just have the best returns, nothing else comes close (maybe this is a misunderstanding on my part). And if you want to create cashflow and gain financial freedom it just is the best method to follow. What are your experiences and thoughts on this investment strategy as we move forward?

Basically a commercial loan is going to be your only option unless they are doing something creative like seller carry, buying it with a heloc, etc

Has anyone bought just outside of the holy grail of short term investing that is the Gatlinburg, Sevierville, and Pigeon Forge market?  How do places like Cosby do?  Just curious if anyone has any experience.
