So when you say does not cashflow do you mean while you are living in it or after?  Because the point of a house hack is not to cash flow it is to decrease living expenses, so if you can live in a duplex for 400 dollars a month instead of paying 1000 in rent that is a win.

If they are a good property manager I would definitely use them, if my property managers bring me properties I want to reward that!

So if you mean actual private lenders (vs hard money lenders which are very easy to find) the honest answer is networking.  Go to Reias, tell people what you are looking for, call friends and ask for them to invest with you, that is how I have done it in the past.

Hey Preston, 

I work with investors almost exclusively, I tell them before we start working together that if I find them an off market property they will be responsible for my 3%, this has never been a problem.  Dm if you have any specific questions hope this helps!

Obviously this is the last option but if you have a signed agreement they're are situations where you can sue for "specific performance".  Basically force them to do what they said they would do.

I am starting to look into Asheville and the North Carolina mountains (areas like black mountain, lake lure) for vacation rentals both for my personal portfolio and for my clients.  If anyone has any experience with short term rentals in these areas or anywhere in NC I would love to connect and hear about your experiences.
