Sounds like he has experience that you need and a service that you need, I would just pay the 3%

If you know the seller just call them and say what you are thinking, if they are interested call the agent offer them 4% no buyer commission and go from there

When you are wholesaling the whole point is to get properties off market.  If it is on market you are too late

I have seen a lot of success with Air BNB because of the the cash flow but it depends on your goals and what you are trying to accomplish.

If you can't find a duplex, rent by the room house hacking usually is pretty doable especially in markets where rents Is expensive

At least as far as you with distressed sellers you almost never need proof of funds, so what are you referring to?

If you buy right and hold then you will be fine. Rents tend to not follow the market, so if your strategy is buy and hold, and it cash flows you don't have to worry about it. Also I don't think there will be much of a correction in the SFH space

I would say work for an investor or become an agent and work for a team that focuses on investors.  That way you get knowledge and capitol simultaneously

Basically in my opinion multifamily gives better cash flow (generally) and better rich mitigation (2 units instead of one) and single family give better appreciation (obviously dependent on the market)

I would talk to your property manager and ask him what you need to do to keep It rented.  It cash flows well when it is fully rented out.  Do what he says, give him 6 months and if you don't see results fire him and hire someone else.
