I would recommend Airdna if you’re using the paid subscription because it allows you to see the comps they are using. Take a look at Price lab too.

Have you tried running the numbers with a local agent or investor to see what you're missing? Either way, if the numbers hit your goals, I would do it. It's better to get started.

Agree with @Warren Buan describe your amenities in a fun and interesting way; optimize your title and description by including phrases that people actually search for, you can also collaborate with a travel blog or website for additional exposure.
