Hello BP!  I am new to real estate and am looking to learn as much as possible.  I live in Nashville, TN, but I am looking to invest in areas that have a lower entry price (especially on my first few deals).  I am especially interested in smaller multi-family properties (2-4 units) with value-add opportunities.

Really appreciate the feedback!  I will adjust the numbers to be more conservative.  I do worry that, as an out-of-town investor, I will be tricked by "spreadsheet magic" in rougher areas.

Thanks! I meant to link my analysis here, but I don't think I did it correctly.  I will try to link it below.  A quick rundown: 4 unit with each unit being 1 Bed, 1 Bath for $80k.  Each unit was rented for $500.  Area - Bond Hill (45237).  The post mentioned the units having a dining room with a closet, and my thought was to try to turn each unit into a 2 Bed, 1 Bath.  Any insight is much appreciated!

New to real estate and BP.  I've been researching properties for the last few months, and I'm looking to make my first buy in Cincinnati OH.  I would love input from members on how to best use the analysis tools.  As a newbie, I am not sure if some of my assumptions are completely off.  Thanks in advance for the help!!
