The only thing I have been able to find on the property history is that it sold in 1991. I will pay attention to the metal theft next time I look in the property. Thanks

Yes I will be purchasing it in cash. I have a private money lender that will be lending me the cash in order to BRRRR the property. From the people I have talked to about the owner, it was said that they care more about the land it is sitting on rather than the house itself. Thusly, I am going to contact the owner and find out if they would be willing to section of a small piece of the land that the house is sitting on. But the title could possibly be tied up in court. Thanks for the advice

Good point. It’s not listed for sale so I don’t want to come to the seller being pushy about turning the water and electricity on if they aren’t even looking to sell, but you do make a good point. Thank you

I am looking at an abandoned property to BRRRR. How do I go about finding comps to determine an ARV to budget for the purchase price and the rehab when I don't have access to the MLS? Do I ask my real estate agent to comp a property or is there a way that I'm not aware of to accurately comp a property? What does everyone else use for this?

I have had a very hard time finding information on the house. I am going to visit the county tax assessors office sometime in January to see if I can get any more information on it.

Thank you for your advice. The plugs and light switches are still screwed in but I will definitely check under the property and behind the outlets, switches, and breaker box.
