Great question. Good luck on your upcoming move. I have several units in Philly and am aware of the same trends. There has been a ton of investment/development in Philly—specifically, high-rise apartments and new developments. With a ton on the market and more coming to market, traditional 1-4 units have a lot to compete with.

Hi All, curious to hear what most folks use for their property management. Currently sitting around 50 units with goals this year to double. I have been using a few different systems to manage everything and save on costs (Like apartments.com, etc.). In an effort to scale and simply, I am considering upgrading to a more premium service to manage everything. I am between Stessa and Appfolio. Anyone have experience with both or prefer one over another? Pros & cons? Thanks!
