All great insights. Thank you very much for sharing. I have certainly ran into low/bad inventory thus far. I have had a lot of success by buying off-market. Probably will need to acquire a list of all multifamilies in the DFW area and send letters in the mail. I don't see the Dallas market slowing down anytime soon which is why I want to get in very quickly. My apt building is raising rents about 10%, which is why I am looking for a duplex.

Hi All, 

I hope all is well! I'm new to the DFW area and am looking to learn more about the market and hopefully purchase another multifamily property for investment with private money. I currently have two multi-families in New Jersey with a partner of mine. 

Also, was curious if anyone had strategies for purchasing a duplex as a first-time homebuyer? My girlfriend and I are looking on the market now to live in one unit and rent out the second.
