@Michael Chalke  I would also say unbalanced machines make a loud noise.   You could just ask her to send you a recording of the noise as a first step. overloading can also be an issue.  I know people do what you are saying regarding appliances but I wouldn't.  Unless you were upfront that the washer was left by a previous tenant and you normally only provide hookups I think if it is broke you should  fix it.  you don't want to be left with a leak from her friend who fixed it.

@Rebecca Akselrod for medium term rentals furnished finder or airbnb with a 30 day stay for listing.  you can also list on a travelers fb page for your area, like boston travel nurses page. You can list on FB marketplace too. 

There are a couple tenant screening tools smartmove, keycheck and some pM software have screening. I find zillow very basic for backgrounding but they do have it.  If you use the search tool on here you can see the comments people have made about screening.

@Brian Malavsky in some locations it is not worth the extra trouble. Rental registration and tax registration for only a few days in between. It is also hard to predict timing if mid-term rentals will extend. Now if you have a place that is short term say in summer and mid-term winter because you get a significantly higher rate in one season for STR that makes sense.

@Basit Siddiqi thanks for you help especially in your busy season! We are seriously considering this to decrease inheritance tax as shares in a property are considered differently in RI for inheritance. I Know it will complicate taxes because we have to file as an individual and then for the LLC but there is a fair amount of depreciation and carry forward losses for us to consider, not sure when those will be completely written off. We are still deciding if it will be a 2 or 3 way split.

@Jack B.  does he send something to the town?   If he does and it says pass you are done unless you want to make the repairs he recommended.  I would be inclined to get a second opinion at some point. Ask him why does he recommend jetting and shouldn't your system already have a junction box? 

We have to have a pump out reported to the town every 3 years and if they don't send in the paperwork you get letters from the town on violating the ordinance.

@Weronika Jedrak I suspect the cat is going to become an emotional support animal for which you cannot charge.  So first talk to a lawyer.  In NJ you must accept Section 8 so I believe you should simultaneously pursue lease violations and bring the property to section 8 compliance if you can. First get a key or change the locks and give him a key. I know it is tough with older buildings and I a lawyer might be able to help you with what happens if it is not possible to become complaint while the unit is occupied. I would talk to a lawyer then his caseworker. Maybe someone from NJ can help more.

@Nolan M.  it would be based on your sunk costs and inconvenience.  This is where municipalities really cause problems for tenants trying to make it safer but having bottlenecks in the approvals. Is this a new law? because I didn't see anything new in NJ.   You could just stick with the lease and someone else may take you on as a tenant but if the town is asking for sprinkler installation that may be disruptive to you so it might be better to move but how quickly are you going to find a new place?

@Josselyn Jorge just picked up? from the post office?  or from the  PM company? because I don't believe the later is the right way to handle the security deposit.  Send the bill.  If the PM was handling the property and arranged the sanitization, they have the bill. They should handle it and let you know it is done and then if the tenant is contesting.

@Alecia Loveless probably need to see what rights he has to make "improvements" because unimpeded access does  not mean improvements.   Our ROW they were allowed accessed 24/7 but they had to remove the split rails to do which took like a minute. They did lay riprap but asked if it was okay. You might also ask if he has unimpeded access across the entire width of the lot or just thru access for trucks.  For ours they were not allowed to park truck on the ROW just pass thru.  Also if it is a drainage access that is likely different and the town may have requirements. If so you would want to come to an understanding on who maintains the "improvements" and get that in writing. would love to see some developers jump in on what their experience is.  Is this a historical ROW? to maintain the drainage?
