@Alecia Loveless probably need to see what rights he has to make "improvements" because unimpeded access does  not mean improvements.   Our ROW they were allowed accessed 24/7 but they had to remove the split rails to do which took like a minute. They did lay riprap but asked if it was okay. You might also ask if he has unimpeded access across the entire width of the lot or just thru access for trucks.  For ours they were not allowed to park truck on the ROW just pass thru.  Also if it is a drainage access that is likely different and the town may have requirements. If so you would want to come to an understanding on who maintains the "improvements" and get that in writing. would love to see some developers jump in on what their experience is.  Is this a historical ROW? to maintain the drainage?

@Michael Greer  Just read what you sign. Also know if there are any regulations you must follow regarding lead and also window guards if applicable.  If you find anything applicable get a timeline for move in of the toddler.  It will be a lot easier to do any work pre-move in then post.

@Marcus Auerbach  You could just give them the bill upfront for what the repair is going to cost. Professional install and removal required. (especially in the bathroom because you don't want them to ignore there are pipes in those walls.

@Dave Kush  for tub shower combo a curtain is better, less expensive, less maintenance. If they break them it is less expensive to replace a rod then a door   For showers use a door but a high quality frameless shower door.    They are always going to put the curtain outside the curb so water gets on the floor if you use a curtain in a shower only setup.

@Alecia Loveless we had a ROW for the power lines and they could only use it for the specific needs specified in the ROW. We put up a split rail fence for which they had to remove the rails for ROW access (this was to prevent OHVs on our property, not them). It was one length of split rail long with posts on each side and diagonal supporting posts. There were shrubs along the rest of the street.  It worked well for us.  

I am confused on why moving objects that are not permanent structures are not permitted. Is it because he doesn't have enough space to get his trucks through? or is it a drainage culvert. I would put your dumpster where it works for you and notify him and the trash company. You might also consult a lawyer to see your legal options, for use of the property and what kind of signage you should post. I had farm use so could have put my cows and chickens in there and they would be responsible if the farm animals got loose. Take a deep breath and check out your options, also you were there first so if you have relationships use them to reinforce that you have been a good neighbor and no one knows how good a neighbor he will be.

@Kathy Kifer that's nice when you get someone for a while and even better if you like them as a tenant!  Personally, I don't do Credit card either.

@Kathy Kifer Are they asking or is it the text you see on their request that says this tenant has indicated they want to pay by credit card. If it just says on their lead that they want to pay by credit card it doesn't mean they will. Many check this option to have it available. If you accept it, I would have the tenant pay the fee. Sometimes when they figure in the fee they decide not to use a CC. Deposits it may put you at risk but you have to judge based on your screening.

@Jamie Smith  Put a generous cap on the utilities you pay in the lease.  Your rent should account for those costs so obviously it will be more than utilities not included.   I assume you are talking about the individual nurses renting  your unit.  That said if HR is looking and they want something longer term (greater than 6 months) you could have them pay but its uncommon.

@Megan Fitzgerald  does your lease say no visiting animals?  I have turned away visiting dogs but I have not faced a service animal staying overnight. I did say ok to someone whose Girlfriend had a service animal she brought on site to pick him up when they went out. He asked if the animal could come onsite to pick him up and I said yes but not stay  if GF stayed overnight and he respected that but he wasn't fighting me for it. However, how the law  would see it I am not sure.  This guy bargained the rent with you so you better be on firm ground on whatever you tell him about the animal.

@Brian Berry it is 24 hours a couple of things I would ask for a safety check by police if it continues. You could post a notice to enter on the door if you have someone that can do it and then just enter. You could pay someone ro go over. Honestly with a tenant who is old or disabled they could bust have shut off or lost the phone.
