Isn't the Texas legislature considering casino gaming this session?  Maybe you have 1st mover advantage.  Amarillo hold em poker room.

The other thing to consider is what is the exit strategy.  While it is a super nice home and seems like a great price to many of us, if you decide to sell, what is your pool of buyers?  How many $800-$1.2mil homes sold in Amarillo in 2023 and 2024 and did they look/feel like this one.

 Good points.  Million dollar homes sit here, but there aren't very many houses in Amarillo that were built in 1921.

guys...it's unusual to buy an STR here, so usually houses are sold unfurnished. But...it appears this house has furnishings very specific to the house. Should I make an offer with the qualification that all furnishings, dishes, pots, and pans stay, except for "personal" effects?

Is the word tweak a derivative of twerk?  Or vice versa ?

I guess you need to ask yourself if you want to be in the event business.

There are over 300k people in the greater Amarillo area so a cool event space like this could be very successful.

The pics look good. I would want to get a look at the lot and if you can have a 200 person wedding there with little fanfare.


 Yes agreed.  It has a guest house. I might let someone live there for free if they agree to mess with all of the event stuff?

 Yes, Amarillo College parking is right there. This is on a brick street from the Depression era. There is also plenty of parking along Van Buren. I've got to see the guts of it to see if it's open enough for events inside.  Found it has an entire finished basement of 1900 feet that isn't counted in the square footage.

In any business, your first question needs to be, "Who is my target audience?"


 Amarillo isn't a destination per se, but a tremendous amount of people come through here every day on Interstate 40 - about 100K cars per day.  I would probably market it more for events, but use VRBO for that purpose.

I reside in Amarillo, Texas. This home is for sale, circa 1920s. The price seems right. If you could buy it, what would you do with it as an investment? STR? Event space? Wedding venue? Other? Thanks in advance for the ideas!
