Rob Woodling; "Tools to Revitalize Communities"

Rob started Foundations Development in 2006 with the goal of providing consulting and turnkey development for affordable housing projects. Over the past 10 years, he has developed nearly $85,000,000 of affordable housing, creating over 450 units in Nebraska and Iowa. As company president, he oversees all operations and holds one of the highest success rates in the state for application approvals.

His background is in community development primarily focusing on affordable housing through the Low Income Housing Tax Credit. Prior to starting Foundations Development, he worked for a tax credit syndicator facilitating investment dollars into affordable housing projects.

Rob will be presenting on the Land Bank and Low Income Housing Tax Credits.

This event will be held in the basement of Paddy McGown's 4503 Center St. and is FREE to attend!

@Roy Morris it really depends on size of property State Farm is competitive for smaller properties under 4 units. I have some contacts shoot me a text and I will send over.

@Trey Knight hey buddy long time no talk. So I was in the same situation as you, W2, wife, two young children, daily exercise routine. Do NOT give up exercise that is key to a fresh mind, but if you are working out for two hours cut it down to one and increase intensity. Only listen to books and podcasts when driving. Also sadly you will have to sacrifice your time with family, the first year of my daughters life I was rarely around and when I was I wasnt present becasue I was working on deals. At my W2 job I was constantly distracted and never took a lunch so I could focus on real estate. Also I managed all my own properties to uncrease returns. Partnering also allowed me to grow exponentially as I was able to take a percentage for property management. Fast forward two years, I am 1 year out of my W2 and have 110 apts (plus 99 units under contract) and a property mgmt company. You can definitely do it but you have to sacrifice alot... but the sacrifice doesnt last forever. Good luck reach out anytime!

@Meg K. It depends. There are sliding scales of what a handyman is worth also how much work you are providing them. If its sporadic than expect to pay higher rates (the rates you mentioned are very reasonable on a pro rata basis). I have a PT hmadyman that is paid $18 an hour for basic work and $25 an hour for snow removal. They have their own truck and are fairly independent.

@Cody Furman I just dealt with this issue at an apartment building I just purchased. I flat out told them they needed to take down the cameras immediately. The only difference possibly was my resident had cameras in the common area hallways. I am also putting up my own cameras but will be the only one with access to view them.

@Aditya Soma congrats! I was able to leave my job close to a year ago... I however soon realized that my journey had just begun. Best of luck and stay hungry leaving the W2 is just the first step as I am discovering.

@Alex Varner The most that I would consider as a fair initial price is 1/3 of total cost. However I do typically like to see the contractor begin the project (at least setup) before I lay out any funds. I typically do no make my first payment until project is 50%+ completed. Best of luck!
