@Robert Leonard, so essentially what is most important to you is communication and assurance?

How would you feel if your contractor had you added to a project management app like trello, where you can see what is happening currently with pictures, what's on deck, and when everything is scheduled.  All in one where you can comment, view and take pictures and it's updated full time?

That's the plan so far, just need feedback.

For sure!  The only thing to be conscious of, is that the agent is paid by the seller. However, not having to split the commission is not a bad gig either. I think if you prove you'll close, and close fast, you'll be able to really justify a lower price.

Got me thinking for sure!

So, to sum up a 5 year journey in a few sentences: My wife and I are putting the finishing touches on our design-build company, and are working on the systems used to manage investor projects. What I need: qualities, courtesies, gestures you appreciate in your dream contractor so I can include them in my SOP's (standard operating procedures) to be distributed to our employees.

Sean S. , I'm only like half way done with my real estate classes, but I'm pretty sure if you ask the seller's agent to represent you, the agent will inform you (in Texas at least) that they hold a fiduciary duty to the seller, and will then explain they will try to be fair to you as well. In my opinion, it will expedite the process significantly, but you may see the opposite effect as far as negotiations go. That's what's technically supposed to happen. But we all know how often things go by the books. So for commissions sake, it may be favorable to you.

Being a contractor, I think a great first step is for everyone to go and read the article BP put out about why people cannot find a good contractor. (Sorry I don't remember the author) It is an excellent article that rings so true. That will at least set one's mindset in what to expect.
