Area could be bad. In Indianapolis you could find those numbers pretty easily in some areas. But on the MLS doesn’t mean a bad deal. My best three deal ever came from the MLS. I’ve bought from wholesalers and they do have some good deals something, but off market isn’t the holy grail.

Zero chance of that happening unless you committed some fraud. 70-80% will be the most you get. Not 180% unfortunately.

That sounds like a tall order. They might give you a line of credit based on your assets. Anything? Rental house? Another house? Equity in something? You can also usually take a 50% loan on your 401k. But just a bank financed flip will probably be very rare.

Dan D. That deal won’t be in realtor.com, because lots of locals would pay for 50 cash in a heart beat in a good area. Just not going to happen unless it needs a lot of work. But I agree with above in terms of rent price. I work at a property management company and get to see it all. With that first hand knowledge I choose that most of my rentals are over $1100. Not saying you can’t make money doing and several people do. But as jay said you need lots of them so your 5k turnover is offset by the old lady who will live in your house for 15 years.

Marcello Oliveri you are unlikely to find a deal like that unless it needs a big rehab. That’s why you are having trouble. A b class that would rent for 800 trades at 75k or more. Even c+ would be pretty tough to find for close to 60k. 40-60 is D class for single family. Maybe c class multi- per door cost

As said above you should have an abandonment clause in the lease. Which does allow you to take possession of there is nothing of “value.” And is common after we file eviction they just pack their bags and leave. Is this the case did they pack and leave or are the living there and just using the house as a toilet? If it’s the second and they can’t afford water just put it in your name til you get possession. Geez. Good luck.

If we’d managed or owned the property and she wants out of the lease we would allow her and give her deposit back in a heart beat. Not enough money in the world to make me do otherwise.
If she thinks he’ll just follow her and do the same at the next place. Bar the first floor windows and add security doors with double sided keyed locks. He’d have to spend 5 minutes with a sledge hammer to get through that. Which he won’t do. Also you can get a pretty good security system that’s WiFi enabled for under $200 bucks on amazon. If he tries to break in call the cops show the video and have him thrown in jail. Obviously, this isn’t for everyone and not sure what state you live, but a used 12 gage is like $150 and makes a great gift, just saying.
You just need to get more mad and do something about it. We deal we dirtbags, abusers, and thieves everyday. Just need the I’m going to win attitude and destroy them. Beat this turd and feel proud.

Depending on the size of the place in my area they are not common. Especially when they are value add deals. Lucky to a ziplock bag full of unlabeled keys.
