@Jim K. Surely young Eli is capable of having a social life and doin some real estate. Lots of opinions out there but I think the best place to start is buy a duplex and rent out the other side and live for free. College would be smart too. Good luck.

@John Christodoulakis You won’t find many structal wood posts like that in Indiana if that’s where your investment is. I have a duplex built is 1892 and will be here 100 years after those 20 year old vinyl villages cans fall apart. They just built them better. How ever you’ve got good advice above with knob and tube and damp basements. Also brick foundation walls tend to not hold of as well as block so make sure those have been maintained. But the wood is twice as strong as home built today using fast growth wood and they usually have 1x6 going at a 45 degree angle as the sheeting and subfloor which is far superior to no sheeting (like the cheap vinyls of today) or 1/2” osb. Good luck and check age of plumbing and electrical and you should not be scared of old homes.

@Mike M. The same could be said about real estate. You said you got this beautiful house with 76k of equity instantly. So you “sapped” it from some poor soul. How many hours will they have to work to recoup that?

@Dorothy Pang I haven’t seen their stuff in a while, but some of their homes uses to be in low Income neighborhoods. I would try to stay with nicer areas and higher rents. $800 and up. We are a property management that does not sell turnkey. So we’d give you a honest opinion since we have no dog in the fight. Let me know if I can help with your Indianapolis search.

@James R. Copeland Your property management company could do that for you. Also the people from buildwise can give estimates for a small fee. Good luck. Indy has a lot less snow then you it’s have. 😀

@Abhay Sachar That’s exactly what a good property manager would do. Wholesaler have a reason to over sell a neighborhood or area. While a property manager has your best interest at heart as they don’t want to manage a poor asset and want you to make money and keep buying. Good luck

@Drew Feutz That’s a great way to start and I have also lived in a duplex for short time and it really help me jump start. I’d recommend the same if your family situation can handle it. Plus if you pick a cool area like near downtown you can get into an expensive asset and live very cheaply, in a good area, while building wealth. Honestly it’s the best if you don’t mind moving around. I’d be happy to recommend some good neighborhoods if you’d like.
