Depends on the area I think. Maybe some others can chime in on this what they think.

I kind of had the same thing happen. Guys house had fire damage, it was to far gone for repairs, city got after him so it was demolished. He has since moved out of the city. But this lot sits in a not so great area and I'm not buying empty lots in a depressed area.

I'm not sure about selling the LLC to the end buyer.

Look for Standard Form Contract For Purchase and Sale of Real Estate or Purchase Agreement, this should give you a good idea of what works in your state. It is what's most familiar to the real estate professionals, then you can always talk to a lawyer about making changes or additions.

Partners, I don't always mention it right away until I find out the situation.

Simple assignment with your buyer. If you use a investor friendly title company they will be a deal maker for you and answer a lot of your questions, because you are repeat business for them.

Daniel Nield that's a pretty amazing story, lots of work but how else are you going to learn right. If you don't quit you will never lose. Of the 12,000 what are your biggest owner types? Where about is Torrington? What are you going to class for this weekend?
