Aaron Foster welcome to BP, you have come to the right place to continue learning and share what you know to, search the site there's a ton of great info, also the podcast. Just keep moving forward doing a little everyday, it will make a big difference. You will have to talk to a lot of unmotivated people, so don't let that discourage you cause than the motivated ones will get easier to pick out.

Your marketing you will need to track and test.

If you haven't already find some of the wholesalers here like Sharon Vornholt, Jerry Puckett and others, they have shared tons of stuff on what they know.

Interesting. You would think that something has to trigger that the house is vacant, bank or city or other government agency.

My condolences go out to his family.

Ryan is really going to be missed here on BP. I didn't know him personally but always tried to read his post and found him to be very knowledgeable investor.

If your going to flip I would keep the fireplace, adds value, retail buyers interest and especially if your going to live there. Think how nice it will be on cold winter day to have it.

Rental, they will find away to burn it down.
