How about giving a good tenant gone bad move out money for keys, just to save you the headache of dealing with a long drawn out process of eviction?

Hi Stephanie Carter and welcome to BP. You have come to the right place to learn about RE investing. Just search around the site and you will be amazed at the amount of info.

That was a great podcast with Jerry Puckett, he's seems like a pretty amazing guy. BP seem has been his best source for his REI, that should tell you something. Also, go back and listen to the rest of the podcast.

Start where you stand, do something everyday and pretty soon you will be amazed at how far you have gone.

Best of luck

Hi Jeromie Hamann, I think you made a pretty great choice here by joining BP. Its a good way to stay tuned into what's going on in REI. Also, its a great way to meet others in your market and even around the country, willing to share their experience with you.

Best of luck to you and in finding that multifamily.

Michael Quarles there could be but that is what I know.

Principal is the buyer or seller who has employed someone to act on his behalf.

In MN I'm sure there is a penalty but I don't know what or how much.

Gary Schmalz, A person shall be presumed to be engaged in the business of selling RE if the person engages as principal in [b]five or more transactions during any a 12-month period unless the person is represented by a licensed RE broker or salesperson.

You can get dealers license and pay the state a fee to get around it.

Talk to RE Attorney or other Broker, Realtors.

I'd love to put more hours in than what I do now part-time, because I would have an opportunity to find more deals and I love REI. But because of my fulltime JOB right now I'm only able to do this part-time.

Trying to be as organized as I can to best utilize my time, can be a bit of a challenge at times.

Total hours each week more than what I think.

Most of the time looking for sellers and marketing
