@Johnathon Sesi I find that if you have the right strategy the MLS is a great place to find deals! Pretty much every SFH in Austin works with my strategy of medium-term rentals.

@Champaigne Shyne I am using Airbnb on a multifamily property as well and it's going great! If a lender tells you no then go find another! My friend was rejected by 13 lenders before he found one that would work with him. Don't give up!

How much equity do you have in the properties? If they are fully paid off you might want to be more conservative than maybe am 80% LTV.

@Neha Sandhir As you go into the secondary and tertiary markets you see prices decrease but I don't see any areas do worse as rentals than others other than the higher demand the closer you are to the city. In terms of appreciation the suburbs saw higher appreciation over the past 2 years than Austin itself. It'll be interesting to see if that trend continues.

@Jillyan MacMorris I'd start by looking on Airbnb and Furnished Finders. Furnished finders will give you an idea of a price and Airbnb will help you find demand. If the 30+ day rentals in your area are booked for the next 2-3 months that means there is very high occupancy. If they are not booked that far out it might not be the best area.

@John Schweitzer When you get closer to putting in offers on a property ask your agent. They can pull rental comps off the MLS.

@Rebecca E. I thought you couldn't put a hot tub on a well and then googled it and apparently that's not a big deal. @John Carbone Is there any reason why 4 small hot tubs on one well would be bad? The property is right next to a lake so I imagine lack of water is not an issue.

@Forrest Williams These tiny homes are basically properties on wheels and have full showers and kitchens and living rooms so guests have their privacy!

@Account Closed Under Canvas is way nicer than I was planning on making my property. I was thinking of putting 4 tiny homes on .33 acres so they'd all be pretty close. There's not enough room for those nice dining amenities either.
