@Tyler Rayman I have found that monthly rentals are not difficult to manage at all. My guests have been super easy and understanding. I'm not sure if typical property managers would take on the role, if they did they would want a larger cut. In my area that runs around 20%. That's not worth it to me based on the little time I put into my monthly rental.

@Shannon Park I would think about the end and work backwards. Do you have a specific goal that you want to hit? When do you want to hit it, 10, 20, 30 years? From there you can back into a general outline of where you want to invest.

@Angelina R martinez A large percentage of agents beginning their journey are doing it part-time. Brokerages won't turn you away just because you're not doing it full-time. They have nothing to lose by accepting you as an agent. It's important to find one that has plenty of training resources available. After that they are all very similar.

@Riley Bullert If you are buying a new build you're going to have relatively low capex and maintenance especially if you have any sort of builder's warranty on the property. In this case the 'recommended' percentages do not apply in my opinion.

@Shera Ewing If you are ok having roommates a single family house hack where you rent the rooms can also work really well!

@Tommy Learning I'd recommend monthly rentals, like Jordan mentioned, or renting by the room to young professionals.

This is why house hacking is such a great strategy. You get all the benefits of home ownership and you can reduce your monthly payment many times to below what you would be paying in rent.

@Stephanie Yokoyama generally, homes will appreciate faster than condos. If you are okay living further away from downtown I'd recommend a home.

@Spencer Cuello Round Rock and Pflugerville are popular for STR because they don't have any restrictions. Unfortunately that doesn't mean that they won't have any in the future so it's a risk.
