@Nike Onyechi If you are looking to maximize cashflow you should look into Airbnb! I can get 10% cash-on-cash return for investment properties through Airbnb.

I am househacking in Austin with Airbnb and living for free! When I move out of my duplex I'll cashflow $1,500-$2,000 in profit!

@Bradley Dosch sorry for the late response. Yes I have to pay utilities for both sides. Airbnb tenants are not expected to pay utilities.

@Josh McAuliffe I'm not cashflowing after reserves and utilities while living there, but I definitely will after I move out!

I'm living for free this month* in Austin! My strategy of house hacking a duplex and putting the other side on Airbnb as a monthly rental has increased my cashflow enough to cover my monthly PITI expenses.

Revenue: 2,471
PITI: 2,219
Cash flow: $252

*Because it's Airbnb the rent is not always consistent from month-to-month. In December I'll have to pay $300 to cover my mortgage, but from January to April I will be cash flowing $400/month.

@Dave Meyer This is awesome! The tableau visuals are great at breaking down the data. I like that you used data from the suburbs as well since many investors are getting priced out of buying in the city limits.

I would like to see some more population trends, if you have that data available. Maybe something like median salary, number of new residents, job growth by sector. It would be nice if there was a link to the tableau dataset to allow users to come up with their own graphs and do their own research. I have experience using tableau and would like to mess around with the data.

@David Orr I've had success renting out entire spaces as medium-term rentals (30+ days) on Airbnb. You can charge a much higher rate than LTR. The work load is extremely low compared to renting by the room. I think the revenue would be a little better than renting by the room, but you'd have to research your area.

Hi @Account Closed, I started in July 2021. I have less then 3% vacancy for the second half of the year! I talked to some other owners in my area and they are seeing around 5%.
