@Mark Vesu Look into monthly rentals in your area. I was able to increase my rents by 115% by furnishing the property, putting it on Airbnb, and setting minimum days to 30. The guests are super low maintenance because they treat your property like their own apartment. I've also found them to be more respectful because it's someone else's home.

@Bruce Woodruff I haven't used that platform yet. I am listed on Airbnb, VRBO, and Furnished Finders but all my bookings have come from Airbnb.

@Robert Tinker I have found that I have 3 main target customers:

1. people moving here looking to purchase a home or currently building a home

2. people that are traveling while WFH aka digital nomads

3. people moving here temporarily for work (traveling nurses, business travelers, etc.)

My property is on Furnished Finders and Airbnb but all my bookings have come from Airbnb. I have also listed my property on subletting Facebook groups. I have found that my rates are higher than the typical traveling nurse is willing to pay and my place is booked far before traveling nurses get their assignments so I haven't had any use my property.

@Christian Rodrigues It will be difficult to find a lender since the condo is not warrantable. I know of a few lenders in Texas that offer loan products that could work for you, so there's definitely lenders in MA that will offer something for you. It all depends on the lender. Reach out to as many as you can find to get advice!

@Linh Terford I think renting out your property while traveling could be a great option for you! I know someone in my area who rents out about 2 weekends a year, and then takes one full month away from home to travel. He makes over $25,000/year doing this!

@Charlie Morales's point about finding someone with experience, this is crucial! It is also important to find someone that has the same investing strategy and philosophy as you. Ex: make sure they want to hold the property as long as you do, you generally agree on how much to renovate a property, you agree on the same strategy.

@Marielyn Oliver It is very important to find an agent that is also an investor! They will offer a ton of guidance through the process. I like to think of these types of agents as free mentors (because buyers don't typically pay for their agent).

@Brendon Kerrigan I am investing in a high appreciating area and getting good cash flow putting my properties on Airbnb. I'm able to get a 5% cash-on-cash return through Airbnb when I was going to get a -8% return doing year-long leases.
