@Srividhya Gururajan look into month-to-month rentals on Airbnb. I doubled my revenue by furnishing my property and have helped two others do the same!

@M T Naughton STR's are hard to get licensed. I target monthly rentals, so 30 days or more. I have a higher cashflow than if I rented my property by the room. It could work well for your property!

@Raghuram Janakiraman You can definitely buy a cashflowing property in Austin if you are willing to rent it creatively! I doubled my rental rates by listing my property as a medium-term furnished rental (30+ days) on Airbnb. I went from $1,200/month to $2,650/month in revenue on my property!

@Brian Schuler I'm not familiar with current laws in Charlotte, but Austin cracked down on STR's about 5 years ago. They consider STR anything that is rented for 30 days or less. It has created a market for medium-term rentals that rent for 30+ days. The cashflow isn't as good as STR's but they are low maintenance and make a lot more than LTR rates. I have doubled my rents since switching from LTR to MTR. Hopefully you can do something similar in Charlotte!

@Russell Brazil do you have any advice on getting 'warm' leads instead of 'cold' leads? It seems like cold-calling might not be the most efficient way to find leads.

@Patrick Bergeron my partner and I set up a new Airbnb account hooked up to a new email. That new email forwards all messages to each of our emails. I'm also a cohost on the listing. It's working well for us!

@Od Ntuk My city, Austin, has strict STR laws as well. I switched my strategy to be 30 day minimums. I don't get the same rents but I'm making double LTR rates.
