Wanted to reach out to the community and make sure it wasn't a necessity to create an LLC as soon as possible because I would like to make sure I hedge my risk as much as possible in case an emergency would occur at or with a property I purchased and own outright, thanks.


If you don't have a large net worth you don't need it in my opinion. LLC's are great to limit your liability when you have a lot of assets to protect. If most of your assets are ending up in your first property you don't need it. I'm not a lawyer though.

 I would add the trip as an additional expense going to the cleaner, since it takes time. Or the cleaner just tells you it's low and you buy one of Amazon and ship it to the house.

One thing to keep in mind, STR incomes are not guaranteed. We have a STR in Tenessee that was projected to do 24% CoC, last year we were at 3%. If consistent cashflow is your goal for an STR major amenity upgrades are what is going to make or break your listing!

Got it, thanks! What are your thoughts on MTR?

I love MTR, it's my primary investing strategy. 10% CoC is tough to get that to work in Austin right now. I'm seeing 1-4% CoC on the deals I analyze.

There is a larger market than FF. Check out Airbnb and Pricelabs to determine demand.

If you're looking for a 10% CoC you'll likely be doing a STR. The problem you're going to run into is that STR's in Austin in the 400k pricepoint are in the suburbs and far from the city and are very plain. You need something to stand out to make a good return on an STR. San Antonio might allow you to get more bang for the buck in terms of property. When you're looking at homes, target homes with no HOA, a backyard to add a pool, fully updated, game room potential, and close to popular attractions.

 Hi Tanner, I don't know about the MTR market in Lehi, but in our area Airbnb gets you a better return than FF. So make sure you are checking multiple platforms!

 Hey Alex, Youtube is going to be your best option. This is an extremely new real estate strategy with only one book on the topic to my knowledge.

If you want to keep your housing costs low I would get a 3 bedroom duplex, rent out the other unit, and rent out your unit. If your goal is to househack multiple times, I would start with a duplex because it'll set you up better for a future purchase of a SFH.
