@Alex Zhao forgot to mention, the tellus app also has tenant screening and listings although I haven’t had to place any new tenants yet so I didn’t use the screening.
@Alex Zhao I use it. Happy to answer any questions you may have. In use it for rent collection, expense tracking, I also have my tenants use the chat so the communication doesn’t get lost in my email and text messages.
Just wondering if any landlords out there negotiated the fee for their property managers. I’m looking for one for my mom’s rental because she wants to travel more and won’t always be in town. But the rental hasn’t had any maintenance issues at all for several years. Tenants always pay on time through the app, and they rarely even contact us. Would you pay the full 10%?

I like my tenants. But more important is that I respect them. 

I think of rentals as a BUSINESS not a hobby. So that means if I respect the tenant and think they will be responsible, take care of the home and pay rent on time, that's what I care more about. It's fine if we have different personalities or if we're unlikely to want to go hang out or anything. I'm not looking for friends when I list a home, I'm looking for someone great to do business wish.

@Matt Bailey I use the Tellus app. No issues at all and my tenants pay on time with it! My mom and husband use it too. Really full-featured, no maximum number of units, and no fees for me nor my tenants!

In addition to the insurance for the property you may also want to look into umbrella insurance.

@Matt Bailey I use the Tellus rental mgmt app. It covers all the features I need including listings, screening, rent collection, maintenance requests, chatting with tenants, storing docs/photos, accounting reports, etc. I am pretty sure I only use half of the features actually. Their customer service is really responsive and my tenants have been paying more on time ever since I switched over. 

It's built for rentals so you can do things like change the bank acct per property, or block partial payments, charge late fees, etc. Most importantly it's mobile so I can access it anytime and respond to tenants quickly versus having the tenants communicate with me on multiple platforms. It's free to use and no limit to properties as far as I know.

Ah got it. Sorry the ones I know are focused on rental HELOCs for cities, or the state of California. Wishing you luck though, I hope you find a good option.

@Andrew Ward I would get a great lawyer AND the umbrella policy. And remember for lawyers you get what you pay for. Don’t choose a cheap one that might not have enough real estate knowledge.
@Nathaniel Larrea I know a few options but it really depends where your rentals are. Which cities?
