Hi guys, does anyone have a recommendation for a CPA specifically knowledgeable about REI? I'm in Greenville, SC and would love to get in touch someone who could advise on tax strategies, run books, etc for me. Specifically filing using the "real estate dealer" model of tax theory. Just my two cents, unless you're able to add another bathroom, I don't see the 3rd BR being worth it. A tenant looking for a 3BR is also going to want at least 1.5 BA minimum, so I still see your rental pool as being the same. Maybe you could add a hall bath somewhere? If not, leave it be.

@Ricky Cassidy @Wil Reichard That’s a great point, being 22 months were you just under the 2 year mark for no capital gains or did you wait a few months before moving in in the beginning?

@Dan Gerding best of luck to you, the Greenville market is a booming one right now. Some of the fringe markets will be the best to look. Check Taylors, Easley, Simpsonville for some properties outside the craziness of Greenville.
