Hi Joe,

If you click on the "20% Off" button on the Bank Prospector Pro Perk, it will take you to a landing page designed for the Pro Perk. All you have to do then is select what kind of deals you are looking for, enter your information, and then the 20% will be applied.


If you google their site and go from there, there is no way for you to enter a Promo Code or get the discount.

The time has come for me to join everyone and their mother in getting my Real Estate Agents License in Colorado. Looking to get my license so I can make some money on my purchases and maybe help out some friends from time to time. 

Is there an online course that anyone strongly recommends? Looking for one that is rather affordable, will prepare me for the exam, but more importantly, keeps me awake.

I am looking to get into my first deal and I have looked at 3 different lenders. 2 of them gave me a very similar rate and I know people that have used them for deals in the past. The 3rd lender is a "wholesale mortgage broker" and has given me a rate that is about .8%-1% better than the other 2 lenders.

So my question is this. Besides asking to speak with references, what some other ways to vet out a lender? When speaking with references, what questions should I ask? Are there any red flags I should look out for?

@Terre B. I have thought about selling the car but unfortunately, I am upside down on that loan (worst money mistake ever!!!). However I will have to talk to NASA Credit Union, I have spoken with a few lenders that are great, but can't help me out at this time. Thanks!

My goal is to buy a 4 bed 2 bath house in the Barnum and Athmar Park area of Denver. $300-$350k seems to be the range of house that meets my criteria in this area.

The only problem is that with my debt to income ratio (student loans and a car payment) I can only qualify for about $250k.

Running the numbers I know that I would live for free and even cash flow a small amount on a property, but of course mortgage companies don't look at this when lending. 

So here is my question, are there any Private Money Lenders out there willing to loan money to a young investor looking to get into his first house hack?

Or should I just wait until the Fall or Winter, in hopes that the market will soften and I can afford a house hack using a traditional lender?

@Dan Mackin I am curious about what other fees to expect besides the 1% down payment I should expect from CHFA and my lender. So on $320k purchase, I would need $3200 for the DP and what else?
