I am looking to start my investing career in 2018 and of course, I would love to get into a house hack with as little money down.

So I am curious if anyone has used the CHFA Down Payment Assitance program? I am looking at using the 4% grant option, and I would love some feedback on how easy the process is working with CHFA or any downsides (besides higher interest rates) there are to the 4% option compared to the 5% 2nd mortgage.

I am hoping for some advice on different ways that I can automatically save my money. I already have a portion of my paycheck sent directly to a savings account but that of course earns almost nothing with interest.

What are some other interest earning options I can do for automatically saving money so I can buy my first deal in the next 12 months?

Thank you @Jared Bouzek @Ingrid J. @Kevin Grinstead for the advice. I have read @Scott Trench 's Set for Life and I have been doing my best to live more frugal than my peers. Paying down the credit card is for sure my first move I think.

Looking for advice on where I need to go next on my journey to financial freedom through real estate.

Currently I am 23 years, make 50k a year plus bonuses, just moved to Denver, basically have 0 in savings, college debt, and a manageable amount of credit card Debt.

My short term goal is to purchase a cash flowing duplex that I can House Hack in the Denver area. Long term goal of course being financial freedom through RE. 

What I am looking for are concrete steps I can take to get closer to that duplex in the next 12 months.

Based off all that what do you guys think my next moves should be?

Thank you for the clarification. @Chris Mason @Jared Bouzek. Covering the PMI with a higher interest rate makes sense for the bank and their advertising for sure got my attention

@Matthew Rogers My current plan is to pick up a 2-4 unit with an FHA loan once I have some money set aside and a better understanding of those local neighborhoods in Denver. Thanks for the advice!

A local credit union in my area (West Michigan) is not only offering, but is advertising on large billboards on the side of the highway a 3% down, no PMI, non FHA mortgage. Am I the only one seeing these types of crazy loans or are there other areas of the country where people are seeing this?

At this time I am not looking to take advantage of a loan like this because I am moving out of state and as a recent college grad have more debt than you can shake a stick at. However I am curious, when my financial situation changes in the next 6-12 months can I use this loan with a local Michigan bank to invest in Denver area, which will be my new home base? 

Would love feedback on what other kind of loans everyone else is seeing out there (Denver area especially) and an answer to if I can use this loan and invest out of state?

Hello BP Community,

Like it says in the subject line I am 22 year old college student attending Western Michigan University, studying Sales and Business Marketing, and I will be moving to Denver this July after I graduate college.

My interest in Real Estate was generated almost by accident when I attended a conference in which Grant Cardone was the keynote speaker. I think most of us are familiar Grant Cardone and whether you  love him or hate him, GC is damn motivating! After learning more about how GC has been able to create his wealth in Real Estate I started to do more research on my own into the subject. This lead me to begin reading books, taking classes in Real Estate at my school, and listening to a few Real Estate podcasts while running, or driving in the car. BP of course quickly becoming my favorite podcast!

Outside of school I spend my free time helping young sales students at my college increase their professionalism and sales skills as a part of a student organization I am on the board of. I also love watching and playing sports of all kinds. Traveling is quickly becoming another hobby of mine.

The focus of my Real Estate interests lies in buy and hold multi-family properties. My goal is to get my first deal in the next 12 months. I know that Denver is a VERY hot market right now but I believe that through the proper networking and research I can still find a cash-flowing deal that makes sense for my long term goals.

I am looking forward to becoming an involved member of this site and thank you to all that read this post.
