@David Heidkamp Hi David - if you can qualify for a 5% conventional loan that might make the numbers work better. Also with conventional loans you can get rid of PMI at 80% LTV, which will help your cash flow. FHA loans have PMI for the life of the loan. Hi @Michael Lloyd it all depends on your end goal. If you are like most of us here on BiggerPockets, my guess is you are looking for passive income through real estate with the ultimate goal of being able to live off of that income and retire early!
My suggestion would be to start with house hack! Eliminate those living expenses and learn how to be a property manager. In Michigan, $30k can easily buy you a 2-4 unit property where you can live in one unit and rent out the others.
In order to get your first house hack, you should connect with an experienced agent who has house hacked before and has connections to great lenders (I might know a guy ;) )
After your first house hack really the world of investing becomes your oyster!

Hi Austin - You are a in a great location and financial position. My biggest piece of advice with house hacking is making sure you run the numbers on the property to make sure the property works as a stand-alone rental after you move out of the property.
