Hi again!

I wanted to let you all know that my wife and I will be at the Mighty Mo this Saturday for drinks and pizza, nothing official, nothing fancy. Caroline and I just want to get out and if you want to come join us for some good conversations feel free to meet with us! If you can't make it this time that's fine, I plan to host more official and unofficial meet-ups in the near future. Let me know if you want to come and if you're bringing people so I can prepare the folks at the Mo as what to expect. I can't host anything too large as of yet as most establishments still have pretty heavy restrictions. Caroline and I will be wearing BiggerPockets tshirts, more than likely something about BRRRR on them, so that should help you to find us.

@Reese Hamilton, I hope so!  It seems that the trend for people that are willing to not take 2020 lying down that it can be a rock star year for them!  

What I ultimately was trying to encourage you in your first post was don't overthink it, look at the numbers, they are fact.  Overthinking can lead to in-action, but resolving to get facts and act on them is what you should strive for. Also, if you can do what I do and run the numbers to see if the property has potential for multiple exit strategies that what will get you through 2020 with rock star results knowing you're safe with your investment no matter what.

May your 2020 be a BIG one!

@Preston Lamb, well next time I'm in Kalispell or the next time you're in Great Falls lets make a point to meet up!  I love to hear people's stories and find how we can help each other in the next chapter.  

@Caleb Nolte, If you're still in Great Falls we should grab a coffee at Miss Kitty's sometime, it's super close to my current flip and I can give you a walk through after we swap stories for a bit!  I'd love to hear how your family has been doing.

@Alyssa McEwan, I'm sorry, I thought I had responded to your post already but it looks like I hadn't! Yes, I invest in Great Falls, MT at this time. I'm working on what started as a BRRRR but is now a modified house hack and I'd love to sit down sometime with you to share our family's experience thus far and why we decided to go this route. feel free to send a message to me sometime with a phone number so we can talk more!

Hi @Camille T., I have been actively investing in flip-homes in Great Falls, MT for the past three years.  I would not necessarily look for flip homes in this area unless you can buy right, which is more often then not right before it gets on the market- which means you need a real estate agent that is on the same page as you for what kind of home you are looking for.  

I would say Great Falls is most suitable for getting into Buy & Hold scenarios.  The market is stabilized by a couple points but the biggest being because of the Air Force base here.  Also a nice thing to note, the city is full of "lifers" (people who will find a spot to live and stay there forever and are consistently paying rent) and then there is also the Air Force crew that is here allowing for turn-over tenants every 2-4 years which can give you opportunity to raise rents as needed in-between tenants. 

Depending on your strategy you can't really lose out on Great Falls.  I would agree with @Ian Boyd and his assessment of Billings, Great Falls, and Butte are all easier investments to get into, but Great Falls will offer you the most cash flow.  Also, definitely hear @Ian Boyd as he mentions the Bozeman/Flathead/Missoula areas as they are the most outrageously priced places in Montana at this time-But that doesn't mean you shouldn't keep an ear out for a gem.  I personally don't believe in investing in real estate speculatively (invest now hoping something will be of great value later).  I either make money with something now by monthly cashflow or I force appreciate the value of the home, to again, make money now.  If I can't do either in Montana I'm doing something wrong.

Hi everyone, I wanted to reach out to this thread again as I have been busy with my "other life" of recruiting.  

I was thinking about putting on a get-together in the downtown, possibly the Mighty-Mo, sometime mid July.  I want to try for a once a month thing that doesn't necessarily have to be a BP event, but is a time to hang around fellow investors or "soon-to-be" investors and share stories.  Maybe as we get bigger we can have a structured time of having one person be interviewed similar to a BP podcast and then focus on hang out time afterwards?  

Anyone interested?  I'm up for suggestions too.  Have a great morning everyone!

Post: 203k loan for first investment?

If you are already good about making a plan and sticking to it and you are a practiced communicator a 203k can be doable for your first, but very challenging. 

I have two points that are both pros and cons that I as the contractor witnessed the investor struggle with. 

Pros:

-You have funds lined out

-It forces you to have a plan and stick to it

Cons:

-funds are released in stages

-the communication piece in this can be daunting for a newbie with the back and forth between issuing bank, contractors, and your own family throughout the projected timeline and ensuring monies get to everyone at right times.


I’d say, the juice is worth the squeeze, but just know it’s gonna be a pressure cooker in experience and growth that you probably weren’t bargaining for.

Lived there in 1992-1997 in Keflavik just south of Reykjanesbær.  I don’t make may to that side of the world much now:) last time I went in that direction was in 2014. I loved it though, beautiful place!

Lived in CA, Azores, KS, Iceland, ND, Guam, MT, and briefly in HI. I would go back to Hawaii in a heartbeat, either Oahu or Kawaii.  Hoping to move back to Oahu beginning of next year;)

@Marlen Weber, That’s all I can hope for in this.  I learned so much and found my wife and I are so capable in doing this game it’s not even fair:) We have goals lined up and work towards them every day to ensure our family has the life style we want in a year time frame. Thanks for the encouraging words!
