Jorge,

The solar lease would have been a deal killer for me. That's $140 of profit out of your pocket every month and the solar system, because its leased, does not add value to the property. Your rate doesn't suck, bump your rents $140+ to offset the costs and improve profitability.

Sounds like the agent is getting a steal. Offer him the listing on the sell side and that's if they bring you a deal. I get wholesale notices all the time and I pass on most, because the deal isn't right. If they want to partner they need to put up money. If you're giving away free shares, I'm your Huckleberry. The hard part in Yuma is finding the deals, everything else gets a whole lot easier. Ask title for investor discounts and they will give them to you. Negotiate with a wholesaler and they will negotiate. 

If you want to help your friend, offer them an exclusive listing at 6%. They get both sides of the transaction, buyer and seller. For that, they should help you with everything they already promised. If they want more than that, find new friends. They should want to educate you and mentor you and develop you to be a long term profitable client. They should hunt deals down for you and bring them to you and you alone, for that loyalty -you offer them the exclusive on everything they bring you.

Real estate is cheaper in 85367, Yuma Foothills, than in Yuma proper 85364. There is less multi family in 85367. The snowbirds congregate in 85367, so much higher seasonality.

I'm in Yuma, rent to value ratios on single family can be weak. My team focuses on multi family for much better returns.

You may want to stay close to home for your first one so you can keep an eye on things. Yuma is certainly a different market than Prescott, so it all depends on who you want to serve. Any Yuma questions, let me know.

I've bought two houses off Xome. They were both advertised locally on the mls pending an unsuccessful auction sale. I did quite well on both of them.
