"If you meet their requirement on that day, you win. Period. At least that's the claim." I'm sorry to hear of your frustrations but I believe you may be misinformed about the process. They aren't required to accept your offer even if you are the only offer. The minimum "Net to HUD" is not a requirement either. This is just a guideline for bidding strategy and what they might accept. There is no meet A,B,C and the property is yours "Buy-now" acceptance. Markets are different and changing and HUD asset managers adjust to market conditions. They can change their mind and they do. It's not a fully automated process. Keep at it and keep bidding what you believe the home is worth. You will get one!

Also, keep in mind you have 45 days from close of sale to identify a replacement property and 180 days  (or the due date of your tax return of the year property is relinquished) to complete the exchange.

The Fannie Mae HomePath Ready Buyer program allows for a 3% down payment for owner occupant. There is a $75 fee for the required Ready Buyer educational course that must be completed. The minimum 620 credit score is a Fannie Mae guideline but many lenders have overlays and may require a higher credit score. Although lenders are loosening up on credit score, they are still very stringent when looking at DTI and assessing income source and verification.

It won't be Raytown. Possibility for Southeastern Independence area. Definitely Blue Springs, Lee's Summit, and KS side (i.e. Overland Park, Roeland Park, Prairie Village, Leawood). Why? Schools, Restaurants, and Shopping.

Hi Michael,

Exciting times! We just closed on our first home back in May and had the exact same questions. If you are looking into suburbs of KC there are good schools on the MO side in Lee's Summit, Blue Springs, Liberty, and Independence. As @Steve Karpowich stated, on the KS side Johnson County for sure has a better reputation in regards to the quality of education but there are also other great districts such as Parkville in Platte County. For charter schools I've heard really great things about Academie Lafayette and Crossroads Academy. Crossroads Academy is opening an additional K-3 charter called Quality Hill Academy which our son will start at in August. First impressions of the school, principle, and staff are wonderful and we are excited to have made it in. The lottery process was a simple application with residence verification. For these charters priority is given to children of school staff and, additionally at Crossroads, children of parents who live and work downtown.
