Also, keep in mind you have 45 days from close of sale to identify a replacement property and 180 days (or the due date of your tax return of the year property is relinquished) to complete the exchange.

It won't be Raytown. Possibility for Southeastern Independence area. Definitely Blue Springs, Lee's Summit, and KS side (i.e. Overland Park, Roeland Park, Prairie Village, Leawood). Why? Schools, Restaurants, and Shopping.

Hi Michael,
Exciting times! We just closed on our first home back in May and had the exact same questions. If you are looking into suburbs of KC there are good schools on the MO side in Lee's Summit, Blue Springs, Liberty, and Independence. As @Steve Karpowich stated, on the KS side Johnson County for sure has a better reputation in regards to the quality of education but there are also other great districts such as Parkville in Platte County. For charter schools I've heard really great things about Academie Lafayette and Crossroads Academy. Crossroads Academy is opening an additional K-3 charter called Quality Hill Academy which our son will start at in August. First impressions of the school, principle, and staff are wonderful and we are excited to have made it in. The lottery process was a simple application with residence verification. For these charters priority is given to children of school staff and, additionally at Crossroads, children of parents who live and work downtown.
