Numbers look relatively solid, what questions might you have? Is the $1,279 income rent?

Wow, if I had $300k the things I could do! Kudos to you for having that kind of cash, I may be slightly jealous

Definitely the STR would be adventitious and a good use of the money in my opinion. We too have been looking into STR's in the Smokies. Lookup the Short Term Shop that's the group you want to be with!

And, um, well if you wanna partner ;) I'm game LOL, I think the $300k would cover the downpayment which is the piece we're struggling with at the moment :-D

As to your question on a loan I would call around to your local banks and ask about portfolio loans and what their criteria is 

And good to hear you're looking to educate yourself, don't rush the process ;)
