I have the opportunity to purchase a 20 unit apartment complex from my father. Consist of 8-1br, 8-efficiencies, and 4 units in between. There is some deferred maintenance but it’s mostly cosmetic to exterior of building. Purchase price is 600k. Gross rents are $10,300 with 3 vacancies currently

OP I would wait on the house hack at least til the spring. I think prices are stupid in our area of the country right now. Are far as the resession goes, I’ve been building a war chest by refinancing my current rentals to the point where they still cash flow but I can obtain an ample amount of cash.
