Nothing is ever as easy as it sounds, unfortunately. 

I agree with everyone else. We are experiencing the same thing here in Ohio. Plenty of demand, Low supply.

Dayton, OH is great as well and right now all the locations listed are  fairly competitive.

I agree. Do you know what state you want to invest in? Look to speak to people who invest there and see if they have any recommendations for a realtor to start your search.

I agree with @Stephen Brown.  Do your research. Follow your gut. You will always be able to find people to tell you what you want to hear.

Yes, I lived in Oregon and got my first property in Ohio. You can do it.  I do have to say my first property was not a rehab so I am sure that makes a great deal less of a headache to have to deal with.  If there are any questions I can answer for you ...feel free to message me.

I am very interested in this idea as well. Seems like there is more research to be done but I am optimistic.
